The wiring behind the building.

Olive Controls, Inc. installs the low-voltage systems that run commercial buildings: network cabling, access control, cameras, HVAC controls and lighting.

Inside the walls

Above every ceiling tile there are six systems. We install them, connect them and keep them running.

Scroll through a typical building, one layer at a time.

Layer 01 / 07T-101

Structured cabling & fiber

The network every other system rides on. Cat6 and Cat6A to every outlet, access point and camera, and fiber up the riser between the MDF and each IDF.

  • Horizontal runs on J-hooks and in tray
  • Singlemode and multimode fiber backbone
  • Racks, patch panels and cable management
  • Every drop tested and labeled at both ends

Layer 02 / 07SC-201

Access control & entry

Card readers, locks and door hardware wired back to a panel, with schedules and credentials the building manager can run without calling anyone.

  • Readers, strikes, maglocks, request-to-exit, door contacts
  • Video intercom and visitor entry
  • Panels, power supplies and battery backup
  • Schedules, credentials and an audit trail

Layer 03 / 07SC-301

Video surveillance

IP cameras on PoE, placed by what they need to see: entrances, lobbies, corridors, garages and equipment rooms.

  • Camera layout and field-of-view planning
  • PoE switching and network video recorders
  • Remote viewing for owners and managers
  • Retention sized to the building

Building automation & HVAC controls

The building’s brain. DDC controllers on air handlers, VAVs, fan coils, pumps and plants, written to the engineer’s sequence and tied into one front end.

  • AHU, VAV, FCU, RTU, chiller, boiler and pump control
  • BACnet IP and MS/TP, Modbus, Niagara
  • Graphics, trends, schedules and alarms
  • Point-to-point checkout and commissioning

Layer 05 / 07LC-501

Lighting controls

Relay panels, dimming, occupancy and daylight sensors, on schedules and overrides run from the same system as the HVAC.

  • Relay panels and 0–10 V dimming
  • Occupancy and daylight sensors
  • After-hours overrides and tenant schedules
  • Integrated with the BMS
0–10 V dimming
Layer 06 / 07FA-601

Life-safety interface

When the alarm goes, the building has to respond. We wire and program the controls side: fan shutdown, smoke dampers and the hand-off to the fire alarm contractor.

  • Air-handler shutdown relays and duct detectors
  • Smoke and fire damper control
  • Coordination with the fire alarm vendor
  • Tested with the fire alarm, not after it

One front end.

Data, doors, cameras, comfort and light on one network, documented, and handed to an operator who can actually use it. When something needs attention, one number picks up.

  • One operator workstation, with remote access
  • Open protocols, no captive brand
  • As-builts, point lists and training
  • Service after handover
Your building, one system

Why one crew

A modern building runs on low voltage: data, doors, cameras, comfort and light. Most jobs split it across five trades fighting for the same ceiling. We’re the one crew that knows how it all connects.

Why Olive

Independent, and on the job from cable to code.

We’re not a manufacturer’s captive office. The sequence, the panel and the service number belong to the building.

About the company
01

One crew, every layer

The same people pull the cable, land the terminations and write the sequences, so nothing falls into the gap between trades.

02

Independent

No captive brand. We work on open protocols and the equipment the job calls for, and we can take over systems someone else installed.

03

Built for occupied buildings

Night shifts, phased cut-overs, ceilings closed at the end of the day. Tenants keep working while we do.

04

Documented

Labels at both ends, point lists, as-builts and test results, handed over with the keys.

05

A number that picks up

Bronx-based, working all five boroughs. When something stops working, you call us.

How we work

From the drawings to the handover.

01Survey

Walk the building

A site survey with the GC, the engineer or the owner: pathways, ceiling access, existing systems, and what has to stay live.

02Takeoff · scope

Count it and price it

Takeoff from the drawings: drops, devices, points, panels and conduit. A clear scope, with the exclusions written down.

03Riser · point list

Submittals

Installation drawings, riser diagrams, point lists and device data sheets, approved before installation starts.

04Pathways · pull

Rough-in

Sleeves, J-hooks, tray, backboxes and conduit, then cable pulled, dressed and supported.

05Terminations

Terminate & label

Panels landed, jacks and patch panels terminated, every cable labeled at both ends.

06Test results

Test & certify

Every drop tested and recorded. Every point checked end to end, from the device to the graphic.

07Sequences · Cx

Program & commission

Sequences, graphics, schedules and alarms, then functional tests with the engineer.

08As-builts · training

Hand over & service

As-builts, training for the people who will run it, and service after the punch list is closed.

Questions

Questions we get.

Anything else, call us. You’ll get a straight answer.

What does “low voltage” cover?

Everything in a building that runs on signal and control wiring rather than line power: network cabling and fiber, Wi-Fi, access control and intercom, cameras, building automation, HVAC and lighting controls, and the interface to the fire alarm.

Do you work in occupied buildings?

Yes. Most of our work is in buildings people are using. We schedule noisy and disruptive work for nights and weekends, phase cut-overs so systems stay live, and leave ceilings closed at the end of the shift.

Can you take over a system someone else installed?

Usually, yes. We are independent, so we work on open protocols and the equipment that is already there. We start with a walkthrough and a look at the existing controllers, network and drawings, then tell you plainly what can be kept.

Who do you work for?

General contractors, mechanical and electrical contractors, engineers, and building owners and managers directly. On new work we fit the GC’s schedule; on service work we answer to whoever runs the building.

Where do you work?

The five boroughs of New York City, from our base in the Bronx.

What do you need for an estimate?

The job address and who the GC or mechanical contractor is, the drawings if you have them (or a walkthrough date), the existing system brand for service or add work, and the real need-by date.

Next step

Let’s walk the building.

Estimates, service and extra work. Send the drawings or pick a walkthrough date, and we pick up.
